01 The practice

We look for quiet streets, good light, and honest materials.

Meridian Estates represents a small number of private residences — never many at once, never in a hurry. We are drawn to gardens that have been let alone, to streets that end rather than lead somewhere, and to houses whose ambition is comfort rather than display.

Before a residence joins our list we spend a full day in it. We open every window, sit in every room, and watch where the light lands at four in the afternoon. What we learn shapes how the home is shown — and to whom. If a room needs its lamps at noon, we will tell you.

    Light first

    We view every home twice — once at breakfast, once at dusk. A floor plan can be redrawn; an aspect cannot.

  • II.

    Honest materials

    Timber, stone, lime plaster, unlacquered brass. Surfaces that improve with a decade of use, not despite it.

  • III.

    Proportion over spectacle

    No gestures without purpose. A good room simply feels right — and you rarely think to ask why.

04 Private viewings

Seen properly,
or not at all.

Viewings are by appointment only, one party at a time, and arranged around the light — mornings for east-facing rooms, late afternoon for west. Nothing is hurried; most take the better part of two hours.
